WoodGreen is pleased to be the operator of 185 Cummer Ave, a new affordable housing site consisting of 59 units. This vibrant and inclusive community will provide permanent housing to single older adults (55+) and seniors experiencing precarious housing or at risk of housing uncertainty, who may need moderate supports to maintain housing stability.

WoodGreen is one of the largest multi-service agencies with over 85 years of experience in providing services and supports to residents of Toronto. In particular, we have more than 55 years of experience as a seniors’ care specialist in affordable housing and creating successful tenancies. As one of the largest non-municipal housing providers, WoodGreen currently owns and / or manages over 1700 units across 38 sites.

WoodGreen will bring a holistic approach to service delivery that will support residents with a variety of services to meet their individual needs and help them age in place.

Community Engagement

WoodGreen’s community engagement approach aims to ensure a smooth integration of the 185 Cummer Ave. project into the neighbourhood and proactively address neighbourhood concerns.   • What type of housing is 185 Cummer Ave.?

    185 Cummer Ave. is one of WoodGreen’s supportive housing sites. It is a three-storey modular housing building with 59 self-contained studio apartments.

    • Each apartment has a twin bed, a private eat-in kitchen and bathroom.
    • Common areas include a kitchen and dining room, program space, a laundry facility, and administrative offices.
    • 24/7 supports and staffing are available to help improve residents’ quality of life, support their daily needs, and help them remain housed permanently.
  • Who will live at 185 Cummer Avenue?

    The program is designed to support single older adults and seniors (55+) of all genders, experiencing chronic or recurrent housing uncertainty, in need of permanent affordable housing and moderate supports to achieve and maintain housing stability.

  • When will the development be complete?

    Construction is currently underway. The modular build is being led by the City of Toronto and is anticipated to be completed by early 2026. Upon completion of construction, tenancy will be gradual. WoodGreen plans to have all units occupied within 3-4 months after the building is ready.

  • How are the parking concerns being addressed?

    New parking spaces are not being planned as part of the modular development, however the City of Toronto is working with Toronto Seniors Housing Corporation and Cummer Lodge Long-Term Care Home to address parking pressures for the buildings. Any questions related to the parking can be directed to the project’s page on the City of Toronto website.

  • What about neighbourhood safety?

    WoodGreen aims to foster a sense of safety and security for tenants and staff at 185 Cummer Ave, and build confidence in our approach within the broader community. Below are some of the standard safety protocols WoodGreen has in place:

     

    • 24/7 staff. Schedules will provide 24/7 coverage, including overnight staffing by Support Workers to ensure around-the-clock social services care.
    • Establishing a Tenant Safety Committee with staff, key tenant leaders, and partner attendees, including local police from the Neighbourhood Safety Services Unit.
    • Safety training for staff using outsourced Community Safety services specializing in environmental physical and psychological safety design with a unique safety focus on vulnerable client buildings.
    • Community Safety Audit to ensure that the building is optimally configured and has important built-in features that enhance safety.
    • A Fire Safety Plan includes smoke detector testing, fire extinguisher and sprinkler head upkeep, and tenant training on fire safety and building maintenance features that minimize unit fires. The Plan and related procedures will be updated and reviewed annually.
    • A Community Concerns Decision Tree prepared by our community engagement team, in collaboration with local Police, will help the community direct their safety concerns accordingly for prompt responses and expedited attention to sensitive matters.

     

    As our standard practice, we will coordinate with Toronto Police Services to make sure we are sharing information regularly, planning together, and responding to any needs or concerns that may arise in the community.
